    It's important to be clear on all roommate lease requirements. Sit down and address each issue with your new roommate. For example, if you require a security deposit, explain to your new roommate the reasoning behind the deposit, what it will be used for and the terms under which it will be returned. Make sure all terms are clearly understood by the roommate and all roommate contracts or any other real estate contracts are signed and all roommates have a copy.
